Moving into a new build around Dewsbury

New-build moves around Dewsbury depend on the handover, the site roads and rooms that may still be drying. Book the van against the date you can actually get in.

A newly finished house ready for a moving van

Handover day is not the same as completion day

New-build homes around Dewsbury, toward Chickenley, Shaw Cross, Earlsheaton and other edges of town, often have a completion date and a later day when you may actually put furniture inside. Developers change snagging slots. Plots are not always on a finished road. House removals can still do the job. The quote has to follow the date you can unload, not the date on the brochure.

If you must leave your current home before the plot is ready, say so. Storage is the gap. We explain the arrangement when you book. We do not publish a warehouse address, and we would rather store the load than leave it on an unfinished estate.

Site rules the crew has to follow

Many sites limit van size, ask for deliveries in a set hour, or ban parking on the wearing course of a new road. Send whatever the site manager has emailed you. A plot number is not an address the satnav understands. A what3words pin or a site map photo saves a loop of the estate.

Mud, kerbs that are not yet dropped, and a footpath that stops short of the door all change the carry. Tell us if there are steps up to the plot or a long path across open ground. New kitchens are often already fitted. We are not there to install appliances that need a plumber. We can place a fridge you already own if the space and the door swing have been checked.

Floors, paint and empty rooms

New floors mark easily. Ask us about protection, and do not assume every room is ready for a heavy wardrobe. Fresh paint and drying plaster mean some rooms should receive boxes only. If the developer has told you to wait before laying rugs, wait. We will put furniture where you ask and we will not invent a curing time.

Empty new homes echo. Label boxes by the room names on the floor plan, which may not match the house you are leaving. “Front bedroom” and “bedroom two” get confused when three people are directing the crew. One person should be in charge of the plan.

What to have ready in the old house

Pack as if the new house has no cupboards you trust yet. Packing can do the kitchen and the fragile rooms so you are not boxing at midnight before a handover. Keep cleaning materials, a kettle, toilet roll and bedding in the car. New builds are not always spotless, and the first night is easier if those items never enter the van.

Insurance is provided with your move. Ask us what is covered when you book. Photograph existing scuffs at the old house if you are in a rental, and photograph the new plot when you get the keys so later snagging is not mixed up with the move.

Book against a real date

Call 01924729860 or get a free quote when you have a likely handover, and update us if it slips. A local move from another Dewsbury address is common. Coming from further away is long distance removals. Either way, the new-build end is about access and timing, not about a special type of furniture.

Dewsbury Town Centre flats are a different new-home problem, usually a lift rather than a site road. Say which kind of building you have bought.

Frequently asked questions

Should I book the van for the handover morning?

Only if the developer has confirmed you can unload that day. A slipped handover with a van already loaded is a storage conversation.

Will you protect new floors?

Tell us about new flooring and we will plan cover. Fresh paint and wet plaster need the same honesty.

What if the estate road is unfinished?

Send the site instructions. If a large van cannot reach the plot, we need to know before the day.
